Increase in San Diego New Homes Sales - Precursor for Recovering Market?

For the first time in five years, San Diego’s new-home industry showed increases in sales and median price, according to an industry report released last Thursday.

According to a report from the California Building Industry Association, new home sales in San Diego County rose 11.6 percent in February compared with February of last year, and the median price hit $531,945, up 11.8 percent from a year ago,

Why is this important? It may be a sign that new home sales will begin to take a turn for the better. After all, the National Homebuilders Association reported Friday that builders were feeling more confident about 2010 than they had in 2009.

As new home builders begin to see the market slowly recovering, coupled with the frustration that buyers are feeling with the foreclosure and short sale process, they are responding to the demand for new homes by providing more on the market. For example, Shea Homes San Diego opened a new development west of 4S Ranch in February.

According to Paul Barnes, president of Shea Homes San Diego, "Most of the increases have been along the North (County) coast - we saw it on the radar screen in late fall, and we continue to see it."

New $10k California Tax Credit for New Home Purchase

On March 25th, Gov. Arnold Schwarzenegger signed into California law $100 million allocated for new home purchases becoming available May 1st. New homes must close escrow before December 31st of this year and the tax credit lasts only as long as the funds are available.

“We are urging prospective buyers that they should not wait until May to secure a home,” said Vanessa Linn, vice president of sales and marketing for Shea Homes. “Select your dream home today and reserve the tax credit starting May 1. Last year’s state tax credit lasted just a few months, so we are excited to start working with prospective buyers right away.”

New Homes in Del Sur Continue To Sell - San Diego, CA

Demand for Del Sur homes in San Diego continues to be strong.

“Momentum continues to build at Del Sur,” said Bill Ostrem, president and CEO of Black Mountain Ranch LLC, developer of the 1,800-acre amenities-rich community. “The many qualities of our community, including neighborhood parks, high-achieving schools and miles of open space trails, speak volumes to today’s home buyer.”

According to Del Sur builders, like Shea Homes, new construction is under way or expected to start soon, and additional homes are planned for release next month.

Construction is now under way on Phase 5, with early summer move-in expected. The attached-home neighborhood is priced from the high $400,000s. Mandolin offers five floor plans ranging from 1,643 to 2,333 square feet. The homes have two to five bedrooms, 2.5 to four baths and attached two-car garages. Set along one of the highest hilltops within the master-planned community, Mandolin is the only planned condominium community at Del Sur.

Del Sur San Diego has a strong environmental ethic, which is evident throughout its residential neighborhoods, within its construction practices and in its recreational amenities, including eight proposed private parks and 18 miles of hiking trails spread out over 1,800 acres of dedicated open space. Energy Efficient New Homes

Introducing a new floor plan for its next phase of Madeira homes at Del Sur, Shea Homes San Diego is expecting to open model homes again Jan. 30 and start sales Feb. 13. Move-ins would start in the fall. Shea Homes Unveils SPACES Today in Arizona

"It's not your grandmother's house."

Shea Spaces - modern, energy-efficient homes that are inspired by everything from the Apple iPod to California's Midcentury Modern homebuilder Joseph Eichler - will be put to the test.
The new development is quite a departure from the norm in tract homes. The overall feel is more urban, but with slightly more backyard space for a young family. The smaller houses feature sleek, modern fixtures and flexible, informal living areas. They reference the Valley's midcentury roots more than the Tuscan architecture common in new suburban homes.

Spaces will nestle into Shea's existing Seville, near Riggs and Power roads in Gilbert, which has a private golf course and sports club, parks, walkways and 14,000 citrus trees salvaged from the former citrus grove once rooted there.

New Shea Spaces homes are clearly modern, with sleek, spare kitchen cabinets with modern stainless-steel handles and rolling, metal-framed, frosted-glass doors throughout.

A big part of the concept is "flex space" - areas that can easily accommodate a bedroom, family room or office, plus a great room that can be configured several ways. There's space for a dining table, living room and reading or game nook, but without dangling light fixtures or other features that limit one area to a particular use.

The master bathrooms feature large walk-in showers with ceiling-mounted rain showerheads, but no bathtub - a request from young customers. The homes also lack a fireplace but come with a 42-inch LCD television.

The homes are also smaller, ranging from 1,460 to 2,288 square feet. That fits a trend toward smaller new construction. The median floor area of new home starts dropped from 2,216 square feet in the second quarter of 2008 to 2,094 square feet by the third quarter of 2009, according to the National Association of Homebuilders. Concerns about affordability and rising energy costs contribute to the smaller-home trend. But Baby Boomers downsizing to smaller homes and more single-person households are also driving it.

So far, two Spaces communities have opened in California, and two more will open this spring in Colorado. In Gilbert, Shea will build 56 Spaces homes.

The new homes are expected to sell in the mid-$200,000s.
