Energy Efficient New Homes

Energy efficient new homes that save money on utility bills, offer greater comfort and better performance, and help to protect the environment are available to homebuyers through a partnership with Shea Homes and the U.S. Environmental Protection Agency's (EPA) ENERGY STAR Program.

"Shea Homes continually strives to provide environmentally friendly options for our home buyers increasing the value of our homes, and reducing our reliance on the earth's natural resources," said Ken Peterson, Vice President of Sales and Marketing for Shea Homes. "Partnering with the EPA's ENERGY STAR program is just another way for us to enhance the lives of our home owners. Not only are these homes ENERGY STAR rated, but they go hand in hand with Shea's initiative of Superiology to build homes which are energy wiser, eco-friendlier, designed smarter and built better."

ENERGY STAR qualified homes offer homebuyers all the features they want in a new home, plus energy-saving features like effective insulation systems, high performance windows, tight construction and ducts, properly-sized and installed efficient heating and cooling equipment, efficient products, and third-party verification of energy performance.

ENERGY STAR rated homes must meet strict guidelines for energy efficiency set by the U.S. Environmental Protection Agency. These homes are at least 15% more energy efficient than homes built to the 2004 International Residential Code (IRC), and include additional energy-saving features that typically make them 20-30% more efficient than standard homes. To be considered ENERGY STAR rated, all homes must include improved insulation, high-efficiency HVAC systems, high-efficiency lighting and appliances, as well as Low-E, vinyl windows. And, homes at these communities will be tested and inspected to ensure they meet the requirements.

"Most homebuyers focus on what's outside the walls," said Sam Rashkin, National Director for EPA's ENERGY STAR Homes Program, "but they also need to look behind the walls for the energy-efficient features found in ENERGY STAR qualified homes that help ensure comfort, quiet, improved indoor air quality and low utility bills for years to come.

Shea Homes Unveils SPACES Today in Arizona

"It's not your grandmother's house."

Shea Spaces - modern, energy-efficient homes that are inspired by everything from the Apple iPod to California's Midcentury Modern homebuilder Joseph Eichler - will be put to the test.
The new development is quite a departure from the norm in tract homes. The overall feel is more urban, but with slightly more backyard space for a young family. The smaller houses feature sleek, modern fixtures and flexible, informal living areas. They reference the Valley's midcentury roots more than the Tuscan architecture common in new suburban homes.

Spaces will nestle into Shea's existing Seville, near Riggs and Power roads in Gilbert, which has a private golf course and sports club, parks, walkways and 14,000 citrus trees salvaged from the former citrus grove once rooted there.

New Shea Spaces homes are clearly modern, with sleek, spare kitchen cabinets with modern stainless-steel handles and rolling, metal-framed, frosted-glass doors throughout.

A big part of the concept is "flex space" - areas that can easily accommodate a bedroom, family room or office, plus a great room that can be configured several ways. There's space for a dining table, living room and reading or game nook, but without dangling light fixtures or other features that limit one area to a particular use.

The master bathrooms feature large walk-in showers with ceiling-mounted rain showerheads, but no bathtub - a request from young customers. The homes also lack a fireplace but come with a 42-inch LCD television.

New Homes Builder

The homes are also smaller, ranging from 1,460 to 2,288 square feet. That fits a trend toward smaller new construction. The median floor area of new home starts dropped from 2,216 square feet in the second quarter of 2008 to 2,094 square feet by the third quarter of 2009, according to the National Association of Homebuilders. Concerns about affordability and rising energy costs contribute to the smaller-home trend. But Baby Boomers downsizing to smaller homes and more single-person households are also driving it.

So far, two Spaces communities have opened in California, and two more will open this spring in Colorado. In Gilbert, Shea will build 56 Spaces homes.

The new homes are expected to sell in the mid-$200,000s.

Shea Homes Arizona Earns SRP’s PowerWise Homes™ Classification for Energy Efficiency

Shea Homes is proud to announce as of December 1, 2009 many communities will meet SRP’s PowerWise Homes™ energy efficient designation meeting the criteria established by SRP, reducing energy use and lowering utility bills by up to $550 per year.
Shea Homes is proud to announce that many of their new home communities as of December 1, 2009 will meet SRP’s PowerWise Homes™ energy efficient designation. These homes will meet the criteria established by SRP, reducing energy consumption on a kilowatt-hour per square foot basis, thereby lowering utility bills by up to $550 per year. All Shea Homes communities on the PowerWise homes program are also ENERGY STAR rated as per the standards put forth by the Environmental Protection Agency.


To reach the SRP PowerWise Home™ designation, an in depth analysis is conducted using the Home Energy Rating System, or HERS. This rating system enables a homebuyer to compare predicted energy costs for each home they are considering. This program furthers Shea Homes’ dedication to developing energy efficient new homes which reduce energy consumption in an effort to save homeowners money on utility bills.

All Shea Homes’ PowerWise homes must also meet the following criteria:
  • Home design shall equal 84 or less on the Home Energy Rating System (HERS) Index.
  • Comply with the International Residential Code (IRC) as adopted by local municipalities.
  • Water heaters may consume either natural gas or electricity and comply with IRC table N1104.1.
  • Electric heat pumps must be nominally rated at 13 SEER/8.0 HSPF or better.
  • If an electric air conditioner and a natural gas furnace are installed, the air conditioner must be nominally rated at 13 SEER or better and the furnace must be manually rated at 80% AFUE or better.
  • During construction, various inspections and performance tests will be performed by a third party on selected homes. The following inspections and tests will be performed:
  1. Duct sealing and leakage inspection
  2. Insulation inspection for Grade I installation
  3. Confirmation of energy-efficiency ratings on all heating and cooling appliances

SRP PowerWise and ENERGY STAR rated homes will be available in the following communities: Escala, La Mirada, Santiago and La Quintana at Seville located in Gilbert; Cabrillo Canyon at Laredo Ranch located in San Tan Valley; and Copper Hills, Painted Trails and Wild Horse at Old Stone Ranch located in Chandler. Homes which are only Energy Star rated include: Granite Ridge and Mountain Shadows at Arroyo Mountain Estates located in Litchfield Park; Entrada and Mountain View Estates at Vistancia located in Peoria; and Sierra Pointe at Canyon Trails located in Goodyear.

Shea Homes Offers Hero's a Discount

Shea Homes has rolled out a promotion to help local “heroes” buy a new home in Arizona.

The home builder is offering a 1 percent discount on base price to active and retired military, fire and police personnel, and teachers.

“Shea Homes wants to say ‘thank you’ to the many dedicated Valley citizens who help keep us safe as well as to teachers who help inspire and mold our most important asset, our children,” said Ken Peterson, vice president of sales and marketing for Shea Homes, in a release. “These unsung heroes are of vital importance to us, and Shea Homes wanted to find a way to recognize them.”
